The client obtained the land without planning consent and instructed the architect which our company suggested, the client wanted to have a very modern looking building and had specific requirement’s for the internal layout with disability in mind for all areas internal and external, sketches were provided to the architect who redesigned these with their expertise and produced 3 dimensional plans for the client to adjust and move on to approve.
The planning which was thought to be extremely difficult to obtain as the land sits next to a seven-acre nature reserve, went through to consent within the standard eight week program, with conditions relating only to the landscaping,
As the main contractor we had the plans put onto auto cad for the project to placed correctly within the plot and set out ready for the foundation, the superstructure was high performance timber frame, and foundations were completed within 3mm of square and level ready for the sole plates.
The specification for the project was built to the highest standards using best quality materials also building to the latest thermal performance required.
The additional cost over and above the contract sum occurred with the client’s requirement’s on the appliances within the kitchen and bathroom.
